If you want to move home but remain a customer of WM Housing Group you have two options:
- A transfer – where you move from your home into another property we own or manage
- An exchange – where you swap tenancies with another customer.
A transfer is when you move from your home to another property we manage.
You can arrange a transfer through your local choice based lettings (CBL) system. This is a system run by your local council. This allows you to make bids on properties you are interested in. By doing this you can apply for other landlords’ properties as well as our own.
At times we will advertise properties through CBL where we give priority to our customers who want to transfer. This is because we want to help those customers who wish to move.
Your priority will depend on your circumstances and higher priority will be given to customers who have too many rooms for their needs or customers living in overcrowded conditions.
When a customer wants to move we will look at the size of the property and the size of the family to make sure it is right for them.
If you want to transfer we will check your property to make sure it is in a good condition and there are no repairs needed. Any damage to the property must be repaired before we allow you to move. This includes your garden.
To be considered for a transfer your account with us will need to be clear with no debts. However if you are affected by the under occupation charge we may consider a move if you have a debt.
Once you have bid on a property and your application has been successful you will be offered your new home.
All the keys to your old home must be returned to us by 12 noon on the Monday. The property must be left clean, clear and ready for our next customer to move in.
If any repairs are needed or rubbish has to be cleared you will be charged for this work.
A mutual exchange is where you exchange your home and your tenancy with another registered social landlord customer.
The other customer does not need to be a WM Housing Group customer. To find someone to exchange with you can apply on the Homeswapper website (Swap and Move if you are a Family or Optima customer) or advertise in local papers.
Once you have made an application we will need to authorise it. When your application has been authorised you will be able to make requests to other customers who have a suitable sized property.
When you have found a property you are interested in you will need to view each others’ homes. If you are happy to go ahead with the exchange you will have to contact us to make an application.
We will arrange to visit your property to make sure it is in a good condition. We will then swap our report with the landlord of the property you are moving to. As part of our decision we will consider:
- If your home is in a good clean condition
- If your rent account is clear and you have no other debts with us
- If you have not been served with a notice for rent arrears or anti-social behaviour
- If the new customers have a family that is a suitable the size for your home.
If we are happy we will set a date for the exchange. We will arrange a meeting for you to sign the paperwork. It is important that you check what type of tenancy the other person has as this is the tenancy you will be taking on. Some tenancies have more rights such as the right to buy and others have fewer rights.
